For number 1, there has to be reliance of past 40 years of achievement because in the later years there were too many problems caused to the people e.g. homeownership is reported as one such achievement of the past but in later years the government over-charged people for HDB flats to make obscene profits (due to double charge on lands etc) reflecting our world-class tleaders' sheer lack of foresight about property cycle etc. All the problems can therefore be conveniently swept under the carpet by leaving them out unmentioned.
Oh........
Anyway, property prices are increasing but property getting smaller. For example, four-room flats in Ang Mo Kio is bigger than the newly built five room flats.
I think that is because schools are taking up more and more space. With population decreasing, I don't know why the schools are getting bigger and bigger, while properties are getting smaller. Bigger schools all right, even got new primary, secondary and junior colleges being built, and they occupy a very huge plot of land. I see that most these bigger schools are pretty empty. Nobody uses the facilities. One example is Rosyth School near my house. That field there is empty unless there are PE lessons.
