With regards to your calculations, our concern is, although 285 square feet might be the average area occupied by a normal HDB occupant, we have to take note that this is built up area. The actual land area might be shared among many people (many storeys). Melbourne is slightly better as there is a rather high percentage of Asians living there.

Each actual land area occupied per HDB occupant is only 23.75 sq ft!
Given a cheap executive flat, 1450 sq ft, 390k at Hougang, with few mins walking distance to amenities (recent sold price). Using the above calculations, we divide among 12 households (15 storeys actually, but give more leeway to HDB la)
Then, price per sq ft of land area is $3228 for a 99 lease (2nd hand flat) with you not even owning the title deed. We can imagine that a condo would be a worse-off investment. True, the amount of concrete used is much more than that of a private house, but is that extra amount really worth that much more?
I think you are on the right track.....I agree its no small matter as I also made that decision years back, albeit not Aust...but I believe it will pay off in the long run......you really have to envision what Sillypore will be like in 5-10 years time...of course they will paint you a nice picture here but you will have to see the flip side too and decide if its what you want for your children...don't worry about replacements as they will get them from Indian and China....your duty should be to think for yourself and family first.......seriously.....think about how congested it will be here....so whether it be better pay, social welfare.....bigger space, less congestion.....think carefully.....you can see where Sillypore is headed to if you visit URA website and see what urban plans they have in mind to further congest the place.....good luckOriginally posted by Spartans:I have a friend who is an Australian PR. Thats is 3.5 sq feet of floor area on 1 sq ft of land.

Hong Kong property prices are more expensive. Their usable land area is actually rather small (near to that of Sg), with much land on slopes.
