Simpang will be the next new town situated near Yishun / Sembawang. There will also be an MRT line passing there and ends at Woodlands. If you have a Singapore map, you can see a big piece of land near Yishun Avenue 1 and an island near Johor called Pulau Seletar. This island will also be part of Simpang new town. Currently, that big piece of land is a swampy area. Quoted from URA:
FACT SHEET : SIMPANG PLANNING AREA For the Simpang planning area, about 115 hectares of land will be reclaimed and Sungei Simpang will be dredged to create a through channel as proposed by the HDB. However, to create a more organic reclamation profile which follows the natural coastline, the URA will retain the `beak' feature at the proposed Simpang Town Centre as suggested by the SIA team. In addition, several features that are common to both schemes have been retained and they include the preservation of mangrove swamps and bird sanctuary, the use of Pulau Seletar for recreational purposes, provision of a variety of housing forms such as waterfront housing, provision of riverine and hill parks as well as pedestrian trails.
The central focus of the Master Plan for Simpang is the creation of "A 21st Century Waterfront Community", capitalizing on the natural advantages of the location.
The Simpang planning area is divided into seven sub-zones, providing a good mix of residential and commercial activities, to create a vibrant, dynamic waterfront town complemented by neighbourhood centres.

Existing roads such as Yishun Avenue 1, 7 and 9 will be extended into the Simpang planning area, new road systems will be built within the area and the provision is made for an MRT or LRT system to serve Simpang.
High-density housing will be concentrated around the proposed MRT or LRT station for maximum convenience to residents. Medium-density residential development at the water's edge will offer an unparalleled waterfront setting. There are building height controls in place to ensure maximum exposure of the seaview for residents. It will be a key recreational outlet in the north coast of Singapore.
The Master Plan for Simpang provides 170,000 square metres of floor area for commercial use. This will be arranged in a hierarchy, from the town centre to neighbourhood centres in the seven sub-zones. Industry will not be developed in Simpang, as it will be provided in the neighbouring Yishun and Sembawang DGPs, in accordance with the Concept Plan.
