This, however, has not stopped Empire Property Venture from supposedly marketing this development, as well as Empire Theme Park Service Suites and Empire Marina Villas, which are part of the Malacca Empire Marine Theme Park.
According to Empire Property Venture's website, the construction of the theme park and the Sunshine Villa project in Malacca was expected to begin about two months after the ground-breaking event on 9 Sep.
Each project has its own link to its price list and booking status.
That's not all - the company has also put up the Sunshine Villa project's blueprint on its website, indicating that 317 of the project's 510 units have even been sold.
The price of these units ranges from RM100,000 ($43,000) to RM300,000.
When contacted, a receptionist at the Sunshine Empire office in Toa Payoh Hub said the properties were available to the public.
However a receptionist who answered a call made to the Malaysian office of the Empire Property Venture International said the units of all the properties were only available to Sunshine merchants or members.
She said interested buyers had to go to the Sunshine Empire office in Singapore to sign up as a member before getting access to their merchant website to make the purchase of the properties online.
She also said that more than 300units of Sunshine Villa have been sold, with the seaview units fully booked.
When asked if there were any showflats available for viewing, the woman said there were none, but brochures were available online.
She also said there were units available for a higher-end project in Kuala Lumpur called the Empire State Tower.
The brochure on the company's website describes this development to be 'the most prestigious residential address right in the heart of the Golden Triangle Business District of Kuala Lumpur'.
This project which is supposed to be built on Jalan Tun Razak, purportedly has 290 units available for sale, with 147 units shown as 'sold' on the online price list.
However, a check with the City Hall of Kuala Lumpur revealed that no such project is in the works at present.
A spokesman said: 'City Hall Kuala Lumpur has not received any application for a property to be developed at Jalan Tun Razak called the Empire State Tower.' -

SUNSHINE EMPIRE IS A SCAM AND A FRAUD
1) The Empire state Tower in KL is fully booked by Sunshine
Managers a few months ago. Whether James Phang want to
build or not will be another propaganda story.
2) The current SSE plan is based on Phase 6 of the Taipei project.
With all the big outcry and big publicity, no licence, no projects,
SSE has put up a new plan but without the CLP.
3) In August, SSE managers claimed that Nuskin International take
20 years to reach their present sales volume. But Sunshine
Empire takes only 10 months to achieve the target. Since Taiwan
projects failed, the 3 big property projects have not started yet.
James Phang is still sitting on the hundreds of millions of USD.
In Singapore alone more than 20,000 people invested in this
dream projects. James Phang should stop playing games and
refund the money to everybody.
4) Now we have to let the CAD, CPIB, IRAS, MAS, ETC, to do
the House Cleaning.

Banks and Investments are a sham.
this week a major bank advertised 2.28% p.a. for a 3 month FD etc...
i think the bank should just approach Papa JP and ask him to pass on his lengendary skills so that the banks can just cash in and grab all the investors' funds and outdo all the other competition. And Papa will no longer have to motivate his distributors so hard and all their distributors can just kick back and shake legs as the snake of human queue creep all over their massive offices... -

Tell Sir James Phang to approach the banks. Try DBS, OCBC, Citibank, etc. What the have is money. Advertise in all of the newspapers and financial magazines.
Advertise for your properties in newspapers too. I'm sure SE can reach the $2 billion mark soon.

Well....benefit of doubt... Whether their project in malacca is real or not actually doesn't matter at all. We all know well with sme money you can all do wonders in neighbouring countries...
But personally i do not think they can use any amount of money to 'buy' any authorities in singapore. Can you? And they are so so stupid to challenge the authorities here and treat these departments like fools and idiots.
Not much public news latelyin SG because there are too many BIG OFFICIALS from MAJOR countries coming town to visit SG and ministers...
SG gov will not allow medias (newspapers etc) to reveal too much bad image of the country. I am very sure once all Big Officials from Major countries leae town the relevant authorities will step in to clear rubbish. House cleaning.
Regarding any pojects which SE mentioned that they will be involve into are just marketing gimmicks to lure more victims.
Through James Phang Wah past records we can and sure know whatever hehad involved into any whatsoever projects will and sure FAIL. And never will any INVESTORS get any refunds. It will be fun though seeing what oher excuses he will give in near future....Nature disaster again? SARS?? Or current issue on OIL PRICE???? ahahaha.....but sadly....wonder who will suffer again.
My guess is soon they will declare many reasons of not able to pay....not able to refund....requesting investors to wait......(trying hard to dig from somewhere else and trying to use whatever means to drag so to make more profits himself and leave his poor CHILDREN to face the fiing squad from public and sg gov...)
Actually i realised they have been covering their ass by claiming they are MLM company and no inviting INVESTORS so that SG gov can't catch them.....But i was wondering if the SG authorities ever try doing a search or understanding of what SE is doing in asia? Out of SG they are openly marketing the company as an investment platform. All who joined were investors. I believe many who throw money into the company got no idea what the company is selling but only know they will somehow get returns...
Soon once the company is ot able to roll anymore from fresh investors due to authorities catching up them.....many will cry or commit suicide....and some or most people will go knock on James Phang Wah's door in Westwood Ave and Jacky Ho's door in Jurong. Sigh...why must people resolve to make such SCAM to build their own EMPIRE..... -
