Hmm.... my Malaysia guy first impression of the photos I sent is..
1) Not small land
2) It's close enough to the Central, so land is expensive
3) It is not easy to get that piece of land. How did they do it?
The brochure (http://www.empirepropertyventure.com/img/floor_plan/Brochure_state_tower.pdf) in the Empire Venture website do not show the plan elevation, so it is hard to understand how they can squeeze Block A (10 units) & Block B (8 units) into this small plot of land. By simple additions of the 1st level units, the builtup area is 1,117 sq metre, and we have not included the lobbies, aircon units, corridors, perimeter pavements etc.
The way the purchasing plan is structured is also very weird. (http://www.empirepropertyventure.com/etp-inserts/faq_eng_261007.pdf) Pay either 5% for 18 mths or 3% for 30 mths. Assuming that 219 units at the average price of $800,000 per unit x 5% x 12 months....
The developer would have rake in RM$105,120,000 even if he did nothing for 1 whole year!
If the developer were to fold after 1 year, the $105 millon would be gone. And remembering that the Buyers would have borrowed heavily from banks....
Is there a reason why only SE people can buy?
The whole selling/buying process just does not make sense!
But anywayhere are the photos. I can't post all cos there is a limit of 5 pics per post. The plan view show the direction the photos are taken, and photo 2 showed the drainline boundary...
The land is really.. really.. small.

Big enough for Magic Bob Kid Kingdom.
Can include all the well known project in it with the help of Mr.Bob the Builder.
Enough land to build in Magic Kingdom, NTI-Paris, Long Kang Water Theme park, Empire Floating Residential Tower with Babylon Garden and first Underground 5 Stars Sewage Linked Hotel.
Meet the contractors.

There is something wrong with the location of the Block.

The location in the plan elevation shows the location of the Block to be constructed over the current row of houses, while the ariel view shows the block to be infront of the row of houses.
Base on the plan elevation, the plot of land where the signboard is, and where the flags are planted, the landsize is around 39m long by 25m wide.
The dimension shown in the website shows the block to measures 36m by 57m wide.
Thus the actual location CANNOT be at the signboard, flag and ariel view location where the Dato is planting the flag.
It MUST be constructed over the existing row of houses.
Therefore this photo, which shows the Block near the main road, is misleading!
Is there any confirmed address for this development? Lot number? House Numbers?

We are providing those SE bottom liners a FOC Legitimacy Check Services.
Guess this is the best we can do, if they don't want to be loser and get sucked dry. They themselves should seek the Malacca's Authority not us, if need to pay.

Shouldnt it be, if you are building over a row of houses, you would have already bought the land that includes the houses, and that would give you the right to contruct boards around the whole area

Also only SE folks can buy. Not for outsiders.
