My place is rented out too cheaply (S$500/- per month for the bedroom & living room, but since I am not around, its practically the whole flat!.)
I allow them free run of the house. When she wants a pet dog, I even say ok. She ask to cook, I say okay, provided I get to eat some of her cooking too.
She has free use of washing machine, fridge & bamboo poles. Even access to my room to get the aircon switch. no curfew, all the furnitures she needs to take from me & no restriction that she painted her bedroom a bright pink.
And she can have her b/f over. And i always either made breakfast or brought foods to leave on the table for her, brother & her b/f when I was around.
I am fracking indulgent to people. Its a bad habit I had to break! -

they have a few townhouse in Vegas, and one couple tenants actually poured petrol onto the carpet before they moved out.
The whole carpet has to be removed. Good thing they have rental insurance so its covered.
I had similiar experience before, where ex tenants came up to the house to pour liquids thru the door and kick at the gate.
Or like my very last ex-tenant, she keeps xiao chiang in her room. -

and some of my lights was faulty when she moved in, so she did changed the tubes/bulbs. so i guess must give her some credits and me at fault.
washing machine & fridge has serve me well for like 7 years.
maybe its about time to change them too. but if i am selling the place, then forget it. i rather have them appliances out of my hair! -

i no psycho and the only pet i have is my dog! i'll clean up de... and top up groceries [or junk food], juices [and beer] for u also
