  if budget is limited, maybe you can try renting a stall at Lau Pa Sat to test the market first... but depends on what you mean by F&B

  100k for a small cafe should be enough but depending on the variety of your menu. Do remember to have reserve capital for at least 6mth. The only troublesome issue is the authority... need to go through quite a few process and application if I'm not wrong...

  Y not consider neighbourhood area? Some neighbourhood foodstalls also bustling and overheads are lower.

  All the shiny fixtures, signboard are all custom build plus buying the plates everything within 5k enuf. If you take over a unit you have to pay "takeover fee" normally 15-20k.
  
  The shop location is the problem.
  
  HDB hawker center shop unit rental very cheap, less than $100 ony the original tenant have to pay, which they probably already sublet it out for 2k. But hawker center unit very hard to find.
  
  Coffeeshop very expensive 4-5k also have basically you are at the mercy of the coffeeshop owner who would probably jack rentals every year.
  
  TAKA dun even think, rental could be 10k even
