I will be shifting and hopefully the next tenant is a musician or current/potential studio business owner.
Simple reason: I have already done a way-above-average sound -proofing
for the mezzanine room which I used it for jamming studio business.
All I am asking for is a $3k transfer fee to keep the sound proofing there.
I paid $5k for the sound proofing back in 2007. BTW sound proofing does not depreciate in value...
I will not be selling any instruments shown in the pictures.

But my clients have always enjoyed my studio becos of the following reasons:
-The studio started with ALL 1st hand equipment except the mixer
-All branded equipment and way above average standard
-At Joo Chiat Rd 5-7 Mins walk from Parkway Parade
-Above Average Sound Proofed Studio (mezzanine)
The Size of the place: 2 floors - 1400 Sq Feet
1 sound proofed studio (mezzanine)
1 office (2nd floor)
1 reception (2nd floor)
1 kitchen (2nd floor)
The RENT:
Rent every month to be paid to landlord-depends on him for the contract with you-
GOOD NEWS (as of 29 April) - Landlord is only charging $1950 per month for this place!
(having said all that... its definitely still between you and landlord to negotiate lower if you like this place)
This is considered cheap becos this is after all a "place zoned for commercial usages".
I think this will fit 4 kinds of tenants:
-the person that needs a commercial office and at the same time have a jamming studio
-the person that wants to start jamming studio & recording studio or big rehearsal studio business
-the person that would like to start a small combo instrument school of
some sort with a sound proofed music room on the mezzanine. The 2nd
floor, would be able to split up into at least 4 smaller instruction
rooms.
- an video or audio editing room
with a nice cosy office below.
