Real Estate Agent ? To be or not to be?

IWth the recent boom in property market..I am keen to take up a side line to become a real estate agent on a long term basis (part time)..any brothers out there in real estate.. can provide me with some valuable info..like
1. How is the working condition like?
2. Can a real estate agent survive in the long run assuming I really work?
3. How do they get clients?
4. Pronex, ERA..which agency is better ?
I just attended a talk by this divisional manger at ERA, he seems to be a dynamic man, saying how he is able to train his agents to be successful blah blah blah.. then must attend courses ( $380) #$!**!!!!!, then after that ask me for $50 to reserve a place say beofre people lup it..hmm.. anyone can shed some light of how the industry is light..

every month i see young man and woman aspiring to become the reality that real estate firms claims to paint in their recruitment talks...seldom see them last more than 6 months...
Private property prices might be up but really it's just the new luanches lor...HDB houses and private..their paying terms will be the same from next year...5% cash 5% cpf...would u still want to buy a HDB flat like that? will e market really be up or down?...if there are no buyers for hdb liao then what happens to upgraders from hdb to low end private pty owners going to do?...

Private....3 to 4 months
Don;t forget all cost is beared by you loh...advertisements...flyers...petrol (if u drive)...company still spilt your gross comm and the nett comm u get could range from 70% since u r new agent.
Also once in a while...u will meet with clients that just don't pay up their comm...yes Co. claim that theyhave legal dept that will "help" us chase for payment...but in reality...Sighz...
I have been with ERA and is presently Propnex...both amongst thevtop real estate firm in S'pore. My advice is really... Recruitment talks definitely have to paint beautiful picture for wannabes to hear what...u want a reality check?...talk to an agent that is NOT DOING RECRUITMENT...perhaps u will get a clearer picture...
I have tried to dissuade friends wanting to join me before...they claim to "see" me as cee bae ay sai like that...i refused telling them the above reasons...in the end they join others and like i predicted..left the industry in 6 months...

I'm with ERA for about 1 year and I'm loving it.
The $380 course fee at ERA is so much cheaper! I had to pay $800 when I join but you get it back when you meet the sales in 6 months (Well, I got mine back after 6 months!)
As with any job, there' good and bad side. The above post said is very true. It's a matter of how you manage and adapt to the requirements of the job.
I see flyers, advertisements and all the expenses as investments. No capital outlay, no gain (since when you know of anything in this world where you don't have to invest and you get money in return). Definitely there will be returns, it's a matter of how much.
Currently, I can't recruit as yet as I'm not a manager yet but then I've friends who join ERA because of me.
However, if you are lookiing to join real estate industry because of the money, I sugg you go look elsewhere. Passion for the job is the key thing. Money will come along with it. But if you place money before passion, be prepared to leave the industry in 6 months and be one of the casualty statistics that many have succumbed to!

A question I wanna ask if say a HDB seller has selected you as their sole housing agent to sell their flat so you will give that seller some paper to sign say give you exclusive rights to sell this house for a few months rite? The question I wanna ask is usually the period is how many months? 3 or 4 or etc months before the seller can look for other agent to be their sole agent again?

Bro, very nice to see somebody with similar determination and drive, like myself.. hehe.. Feasibility speaking, i still think most people join RE for money... How to place passion before money.. if i am a professional soccer player. its possible to place passion before money, if i am an insurance agent, i still may put helping people secure their future above self interest, but RE ?? I dun believe i heard of people having passion in selling properties.. Its the money, career advancements, flexible working hours, that creates Passion.. Then in years, its important to place PROFESSIONALISM before money, otherwise, its difficult to survive in such a competitive career... I always believe, in sales commission based jobs, we are guided by 30percent rules and regulations, and 70percent by principles and ethics... and honesty always PAYS !! Good luck and all the best in your career !!! Stay positive always.. The hardest step in joining such a career had already been taken, now for the journey ahead !!! -

Passion for the job comes with meeting all kinds of people, from the bo chup to the weirdos. I'm keen to challenge myself and pit my negotiation skills with the whoever I meet. Money is not a top priority as I don't really need it. Of coz Professionalism is expected in real estate as with all other jobs. But where else can one get the opportunity to seek fun in communication with different kinds of people on a daily basis? I'm having so much fun and I grow each day, learning to improve my negotiation skills as I go.
I'm surviving ok in this line but the fun of meeting diff people beats everything else I would want in a job.

I ask for the form to view but then the agent die die wanna earn my commission so give all sorts of excuse say no time but still got time bring ppl to view the house!!!!! Agents just like all other profession are out to make money so when talk about job survival pattern they got a lot. By depriving me to look for a better agent this tactics quite good. I wonder how he can sleep every nite in peace or he is immune to it already? Money who dun wanna earn hahahaha....... -

In all commision based jobs, it depends on the individual's performances... Jobs like these never require paper qualifications, cos its all about 1) Drive 2) Positive attitude 3) Diligence.. I've know of people who have only Olevels, and yet they regularly bring in 6 figures incomes, and likewise people with masters, and dropping out after a couple of months... (btw, i dun mean property, but commission based jobs on the whole). Thing is, when we go to school, and push ourselves to attain the socially accepted paper qualifications, we are actually training ourselves to be EMPLOYEES.... Its like your parents telling u to go to a good university, so that u get a proper job.. Never would they say "Go get good grades, so that you can start up your own business".. All of us are born to live within the socially accepted norms and restrictions.... People like Bill Gates and some famous successful entreprenuers managed to make it big, cos for them, its a DO or Die situation.. They have no education to fall back on, and this driving factor in return pushed them to great heights.... So unless you are willing to stake everything you got and join this genre of careers, don't bother wasting your time.... My experience tells me that out of 100 singaporeans, only less than 5 are willing to sacrifice their social life, their pride and ego and do whatever its necessary to succeed.. THe rest just want the easy way out... SOME PEOPLE ALWAYS DREAM OF WAKING UP TO BEING A MILLIONAIRE....... THEY ARE RIGHT !!!
