  Among the Best in Singapore!
  
  -Coffeeshop just opposit the Indian temple. Only S$2, very cheap and nice.
  
  -Another one ( mini coffeeshop selling only chicken rice ) opening end of feb/early march just opposit Potong Pasir Community Club ( very high class wor! ). Price not known yet, but should be S$2.50. This stall used to be operating @ the coffeeshop opposit the indian temple, very famous de. So boss decided to open a shop himself.
  
  -Last but not least, coffeeshop nearest to Potong Pasir NEL station. Very nice too. Try them, you won't regret de! Price unknown as I seldom buy from this stall.

  I dont know how much is the rental even for HDB hawker centre
