housing agents -- F*** up

ok has anyone rent a flat before? after the lease usually we can get back our deposit...but what if the owner/agent refused to give back the money? what can be done about it?

the deposit is for the owner to deduct in case he find the house returned in unsatisfactory condition like broken furniture, peeling paint and choked pipes.....

ya lah this time the owner is overseas..so the agent thinks like the house belong to her..tryin to find fault...so u have any idea what can be done if they refuse to give back the deposit? some ppl r so smelly !
