why is the valuation so high? he bought at 150k a few years ago.

186k is too high for a 3rm flat that is 20 odd years old. -

my parents bought a flat at <100k and sold over 150k
its no surprise if you gecan sell at a higher price -

unless you are a speculator or is going to sell without having to buy almost immediately else it wouldn't make much of a differences even if the price when up or down alot.. you sell high you'll have to buy high but if you sell high and buy low, there must be reason why the property is sold below the current market value..
also if you just buying and selling then the best time to buy is not when price is high cause you'll probably have to pay for a higher amount of interests unless no loan is required.. -
