  Unit selling price is $3500
  
  The price are subject to a 5% sales comission
  
  so does that mean $3500 already included for the 5% sales comission or u still need to add another 5% of $3500 for the total unit selling cost ?

  subject means haven add yet. so answer is you need to add another 5%
