"land use" (not! "mixed land") means use the land for....
"policy" means, "guidelines" or "rules" or "decisions on something"
"combines" means "join together"
"a variety of uses" means, different types of uses
"of land in the same area" means land that is at the same location. -
Geography for Sec 2 right...oh dear you got a big problem. If you cant understand then just memorise it and spit it out. I dont think theres anyway to make it simpler.
