this, imo, will only slow down the middle class frm property speculation. the rich still cont their game. i heard more and more foreigners parking their funds in sg thru property investment.Originally posted by de_middle:well i think with the deferred payment scheme taken out, the govt is trying to cool down the heat & bring down the prices.....prevent property speculation![]()

tat is to say... only high-end properties are lucrative. rite?
I think by the 200-400 units completed, property prices will go down, Since the supply is more? Well, you still have to depend on demand though. Wonder the IR will really really bring alot of people anot..Originally posted by Phaze:I just don't understand property.
Look at all those en-bloc sales. Where there used to be 100 units, they are building 200-400 units.
There will be a temporary shortage of high end housing as en-bloc properties are being redeveloped. But once all these places are built, who is going to live in them?
If you buy a place, someone has to live in it or the place just sits there doing nothing. Either you live in it or you rent it out. Who can afford to live in those places?
Foreigners? The Hong Kong exodus is over. People working in IR? Sure there will be some highly paid expats, but majority of the people will be regular wage slaves.
But anyway, this issue is probably moot. Once global warming melts the polar ice caps, Singapore is going to sink under the sea anyway.
Well that's the thing. Even if IR brings a lot of people, will it be people who can afford to stay in those places? Can a croupier or housekeeping staff stay in a $3 million condo? How many people in high paying jobs will there be who can afford to pay the rent?Originally posted by cloud210:I think by the 200-400 units completed, property prices will go down, Since the supply is more? It's true. One of my relative's client, an Indonesia bought a few properties in Marina Bay area, Sentosa & Orchard Rd. He has lots of cash so he buys prop. as investment, when the price is right, he takes profit. So the rich becomes richer.Originally posted by Phaze:Well that's the thing. Someone told me that foreigners are happy to just buy as a vacation home. I'm not really convinced.
yes with ready excess cash, dabbling in property is one good way to get rich.Originally posted by gerrykoh:It's true. depends on how u calculate returns...Originally posted by Phaze:Only if you can buy and hold long term.
You can actually get better returns from stocks if you buy and hold index funds over the long term.
