Depends on location. Whether its furnish and how many people you want to rent it to.
generally, its S$600 give or take, with furnitures, and you decide how many person should be allowed into that room.
Then you can set out rules that electrical, conservancy charges & internet services to be shared. Or if you want to be generous. Dont charge them.
Or if you are renting bedspace. Then it depends on how many beds can fit in that room and you charge per bed S$150/-
Same thing, if you are generous, then help pay off the electrical, conservancy, internet bills.
And make sure you make your tenants provide you with copies of their visas, work permit, student visas & NRICs.
If using a agent, then they should provide you copies of Rental agreements. If you are doing it yourself. Then try to get a agreement on paper.
Also, take 1 months deposit. Return them when the tenants left. Most will deduct outstandings from that deposit but take note its not really a nice practise.
A Master bedroom, with attached shower and toliet should be at least $800/-
But if you want to rent out cheaper, then its your choice.

Well... Need to know the area and the facilities that comes with the room.
Its a HDB executive flat, double storey with a balcony and 4 bedrooms, but planning on renting out 2. Situated in Hougang Central, within walking dist to Hougang MRT station. Rooms are fully furnished, with aircon, wireless access etc. I'll be living with tenants so its more like homestay. Im planning on charging 600/pm for a room. Its that reasonable?
Yes, $600 per room is fine. You can charge higher if you are just within walking distance to the MRT Stations.
Rent to students that maybe want to cram 3 in a room if you want. And have them work out their toliet & shower schedule themselves.
It also depends on you, like for me time as landlord, I have this rule about non smoking and if their friends want to bunk in a few days, they have to drop about $10/- into a piggy bank thing.
Now so far, if is the mother of the student staying in for a few days, I dont make them drop in that $10/-. Can say I am very chin chai. But I dont want them deveoping a habit where people can easily come and go in the flat where I am staying.
You also have to consider the fridge, the stove & the washing machine issues. Allow them access to those will be preferable. But cooking wise.....you might have to consider disallowing that. Some food can really stink up the clothes that is hung up to dry.
And try to set a time that all your living room tv and radios have to be shut off. One of them dont want to sleep, should not affect the rest of the tenants.
If you can find only one to two person to rent a room, then better for you and them. If not, then consider the above.

Not a nice practice, but a necessary one to safeguard your interest.

i have a copy of the HDB room Tenancy agreement. It binds you and the tenant (legally) and sets out the general dos and don'ts.

my area near Kallang MRT can get around 700 a room with 1 person only
SP services bill all in, wireless also, living hall minimum usage or not encourage
$700 a room with everything in is cheap.
Got aircon on 24/7 will make the room worth while liao.

Technically, if you count by person occupancy, it should only be $150 per bed space. Dont count by person lah. Count by per room.
So if you tenant cannot afford $600 per month how, they will want to bring in their friends to share the costs, or move out entirely.
Or if you count in electricity and stuffs. Then peg the room at $800/- and limit to two person only per room.
Chose your tenant very carefully.
PRC, Bangla, Filipino, multiply very easily. One will become two, and so on. BTW, if your tenant brings in an illegal immigrant, you can be prosecuted. Ignorance is no excuse, as an ah pek found out.
If electricity and water inclusive, they will abuse.
If they are reluctant to mix with you, they will throw things out of the window. Like food packets, used sanitary pad, cotton buds, cigarette buts etc.
Be ready to kick them out, when they are in arreas. Usually towards the end of the tenancy, they begin to delay payment, they will skip out when they owe you three months rent.
You need firm ground rules, or renting out a room will turn into a nightmare not worth the money.
Students, rent paid by parents are the best. Only need to watch out for arrears, and the parents need you to watch over their kids.
