If you compare the price, you must take into consideration these factors
1) location
2) renovation
3) lease
Say, all the above factors are comparable, we discuss price.
HDB new flat is cheaper than HDB old flat. I would not go into the thing called "govt subsidy" here. But suffice to say, HDB prices its new flat at x% below the prevailing market price.
Condo new unit vs Condo old unit, would depend largely on the prevailing market forces of demand and supply. Generally, the recession period is a better time to buy than the boom period.
Condo comes in all types of lease, clause etc. You have to compare carefully. Also, new condo has inittial launch which special guests are invited. As a result, market churning by property agent may drive up price.

I can't remember exactly these portions...but I if I remember .....
Downpayment is around 10 to 20% ......
If you're first time HDB buyer, you get one and only bite at the cherry, ie "subsidised" loan. Again the word "subsidised" is subjective here - don't want to discuss it here.
HDB loan is the best type of loan you can get. The rest would be bank loan at commercial rate.
If you're first time buyer, better do what the common folks do - upgrade from HDB flat to Condo as you progress along. That way you avoid "liquidity trap" problem early in your life.

Condo ownership is tricky. Your unit maybe small but if your land is a freehold, the surrounding area also collectively belong to all owners. Don't look at the tree and miss the forest.
Another thing, If you are buying Condo - what you looking for? Long or short term? I say this because as the govt revises the plot-ratio of residential land - money grabbers, all shape and size, are out there, hungry to make $. Developer and property agent are scouting around for aged Condo, prime location, poor maintenance or sometime just plain gullible or greedy owner.
You read in the newspaper the pro and anti enbloc property sales. The fight sometimes get very nasty.
Oo... i mean like, if wanna buy condo, we better buy when it is just completed, or buy resale one, let say for the same condo...
