A 3 room plus 1 hall hdb flat in bedok area how much can you rent it out for?
If say the owner wants to stay in 1 of the room and just rent out 1 room and that room is the master bedroom got toilet and air con but got no study table, how much rental should he charge a month?
Since there is air con, should he make the person make half of the monthly electricity bills on top of the rental? Even if half of the electricity bill also may not be enough because the person can abuse the air con on it the whole day..
If he rents out the other room with study table but got no air con, how much rental should he charge? Should he also make the person pay half of the electricity bill?

Master Room with Air Con - $600 ~ $900
Other room with no Air con - $400 ~ $600
For Air-con and Electrical Bills, either charge a flat rate or include it in the rent to begin with.
If you want to spilt the utilities bill.
You need to consider the following bills needed to be spilt.
1) Conservancy charges
2) Radio TV Licence
3) Internet & phone line.
And you never mention that if fan, bed, wardrobe is available for the tenant.
If its renting out that master bedroom with toliet & air con. You can ask for $900/- rent $$ meaning all inlcluded.
BTW, your topic should be.....renting out HDB bedrooms.

It depends on location too.
If the rental $$$ is needed urgently. The Landlord must know how to lower the expectations.
And no one will really want to rent a room expensive. They will most likely request to have the cheaper room.
And landlord best be prepared to move most of his personal stuff back into the room he intend to occupy and keep whatever stuff from the hall to the minimum, which can be broken, stolen or goes missing.

If your house can fetch a rent of $1,000 per month,
AV is $1,000 x 12 = $12,000
Property Tax is 10% x $12,000 = $1,200 per year
If you are living in your house and qualify for the owner-occupier's concession,
Property tax is 4% x $12,000 = $480 per year
That is why people prefer renting out rooms than renting out the whole place, unless the rent is high enough to cover the tax too.

I heard some of my collegues rent a room in a condominum only $700 a month
