There's always good customers and bad customers. But it's your choice to rent out your property. They pay you rents, they don't stay for free.
I only deduct the security deposit if there is any damage. Never do I charge them for being unclean or untidy. You are too extreme.
When my tenant leave, I always pay someone to come in to clean up the place. This is factored into the rents I collect every month.
Being a landlord does not make you a more superior being. Please remember that.
If you don't like the tenant, you can boot them out.. likewise, if they don't like you the crazy landlord they have the right to leave.

Honestly, I don't know why landlords like long lease so much for new tenants.
I usually offer them 3 months to 6 months lease, for probationary purpose.. if they are good tenants, and they don't mind having a landlord like me.. then I will offer them a longer lease at a lower rental rate.

FYI secruity deposit have to return to them, any damage they will need to bear the cost. this is what I was told
No tenant will be happy if you deduct the secruity deposit.

No you don't have to, but offering her a snack is a nice gesture.
China people don't apologise easily, when they do, it must be a really big deal. Like if they accidentally killed your mother.
Talk to her properly, why must you sms ? Are you a mute ? Don't you know how to be polite when you communicate ?
She is in foreign land, you have the advantage of being in home turf.

So far I have no problem with deducting security deposit from my ex tenants.. but I do keep my rentals in good shape. They pay for wear and tear. I made sure to conduct a very detail walkthrough prior to rental agreements.

No I don't need an award from you. You can save your sarcasm, thank you.
My rewards come in the form of loyalty from good tenants, less problems, on time payments and they reciprocate by keeping my rentals in good shape, that means less repair costs later.
