For 261k, it's damn cheap. I was offered one excecutive flat in Punggol 21. Cost us 400 over k and we had waited for about 10 years.... we gave up when we saw the interior of the flat although it was brand new and on the eight floor. .. but you need to consider that it is on second floor and not many people like second floor. I got a friend who live in Bishan 23 floor and when he bought the next one on the second floor, his comment was " last time use one mortien for so many years, now is two weeks one bottles. HDB offers a unit at sembawang, executive flat, 2nd storey.. selling at 261 k...near to sembawang mrt & sun plaza...130 square metres.,place is quite nice...though my fiancee and I can afford..what is holding us back are these questions:
1) next time when want to sell, will we make a lost ?
also considering fact that is is 2nd floor..
2) 2nd floor any disadvantage like dripping water from laundry...?? smell from rubbish chute even though the unit is not directly under the main chute?
3) in the afternoon sun is shining at the block but not too bad block by trees..
Like you, my wife and I thought that we start a small family and we took a three room flat. Decorated it and we were happy. I got two children then and realised that as they grow we need more space and we moved to a four rooms flat. Then my parent agreed to move in with us if we get a bigger flat and so we applied for a Executive flat. The new flat is small and can hardly accomodate us so we look for resale. Now living in a five room flat where the floor area is just slightly smaller than the Exec flat. normally people dont like repurchased flats...like last time the HDB had walk-in for Jurong West Extension...I went to look look see see at some of the executives and 5-rms...not that bad but not ideal either....1 5rm I saw even had a beam in the middle of the living room...and jets were flying above it...so...U want repurchased flats...U need to be able to stand its "bad" points...Originally posted by tomhunk:thanks origamist & x cert..noted..
i checked the status at hdb today..still no takers for the unit, it has been weeks..a re-purchased flat...
hmmm......& forgot to say this this unit is near to the common rubbish chute..only seperated by a wall say abt 2 metres away...
did recee the surrounding block for sale..that this premium exec a little bit inside selling 313k but on the 5th floor..
