I think this is very subjective....I mean...in the West...U get 2 unis,2 polys(3 if U want to include RP in the future)...at least for tertiary education...U have it pretty covered.so most likely if U want "good" schools all the way from Kindergarden to Uni....U need to shift house at least once.Originally posted by tomhunk:3. If you work in Jurong Island or Tuas, you can consider purchasing a 4/5rm in the area. I am working in Jurong Island and I recently purchase a 4room flat in Jurong West St91. The floor area is 103m2. I got the flat at 125k. The only reason that I bought this flat is that I do not need to take a loan to service the mortgage as I have just enough in my CPF to clear it one shot.
However, there are several points you might to consider.
Air pollution: As the petrochemical plants do soot blowing at night the air quality is very bad in the area, as the soot is carry over by crosswind. The flat is always dusty no matter how much cleaning you do. So most of the time I shut all my windows.
Is rather inconvinient to travel to town area. The area is heavily populated. The feeder bus queue is always very long. Most of the time my family takes a cab to and fro from town.
A recent Newpaper article highlight the presence of drug pushers at the Boon Lay interchange. So you might want to take note of this.
There are also daily overhead flights of RSAF jet fighters.
Foreign nationals tend to congregate in the NanYang CC area on the weekends.
Jurong Piont shopping mall is crowded. The nearest UOB is at Boon Lay way. The POSB/DBS atm queue is always very long. So you might consider opening an OCBC bank account.
So think over the above mentioned carefully. -
Yep, unless you're talking about the Bukit Timah stretch of good schools then okay lah....
If you want to have a good location for all levels of education, try the Dover area, got good Primary school, good secondary school, decent and happening JC, otherwise Poly also nearby, if not ITE also around the corner. Last but not least, NUS is just a stone throw away. -

This is what puzzled me as well during the February balloting exercise. I opted for a 4-room flat in Toa Payoh. As the floor area is as little as 86 m2, I believe not many people will take it. My wife and I dun mind though. However, when I summitted the application personally, the counter girl told me that out of 63 units, only about 10 is chinese eligible, and the status then was more than 400 applications received.
Even though we have first priority because we are first timer, and will be staying close to parents, however we know it will not be easy. Nevertheless, we dowan to let this chance slip by.
After I submmitted the application, I logged into the HDB website regularly to look at the updated numbers of application received. I was totally disheartened when the application received reached 800. As expected, I really failed in the balloting despite having those priorities. I wonder how come still got so many people apply. sigh...
Anyway, now I am looking at resale flats. As I said before, please do not consider Jurong West. Even though they are indeed very cheap, just think of the inconvenience and pollution. Furthermore, by the time the MRT extension from Boon Lay MRT station is ready, it will be 5 years time and your are able to sell your Jurong West flat.
Let's wish each other good luck in our search of our new flat though. Cheers !

i rather stay sengkang punggol than jurrong.
at least sengkang is surrounded by other housing estates, jurong is surrounded by factories, shipyards and forests. -
yea..i agree...sengkang been there..air freser than JW..also not too much "ft" walking around...

i think most people did not say which part of jurong west they are toking about.
Jurong West itself is VERY big and all those planes noise lar... factories lar... only affects a little part of the whole area.
I am staying in Jurong West Ext. And i love it here even thou travelling might sometimes takes a little more time if u are travelling far... Its still a good place to stay in. We have most prob the best neighbourhood shopping centre (Jurong Point) and we have NTU. Even NUS is also in the West. Not to mention other "good" schools that is in the west area. -

Punggol has got air pollution from a plastics factory in Pasir Gudang. Sometimes, parts of Hougang can get the smell too. if u r an nsf n liv in jurong, chances r higher that you will be posted 2 a camp nearer to your house as there r lots of camps in the west area. so if u r stay out personnel, you can save ur travelling time n transport fees while if u r stay in personnel u can use the nights off timing 2 go back home n take a rest

Hdb flats everywhere almost the same.But I think JW a bit ulu and won't fetch good resale price because of the pollution from the industries there and a lot of low paid workers.

here's my lowdown on JW ext:
sports complex: its one of the biggest i've seen in sg.
if you go up the old blocks opposite the caltex petrol station, you will see what i mean. the olympic size pool is visible but full of rainwater. i think there's also an indoor pool. the complex itself still under construction but already reach level 7 of adjacent block.
transport: the feeder service is very regular for one reason: NTU.
just take this bus for your daily commute and u get to enjoy nice views too
mrt: i agree u can't trust pap on this.
shopping: Giant is 10mins away by foot.
pollution: i used to do consultancy work for companies in Jurong Island to meet NEA standard. What I found out is most companies meet strict standards when come to emissions. I don't think I'd worry about pollutants. As for soot blowing, I have to say that depends on the wind. There were several incidents of bad soot discharge from companies, however complaints received were from residents in West Coast, Teban Gdns and Clementi who got their clothes blackened.those estates mentioned above are closer than JW to jurong island.
Another thing is, it would surprise you if I say the most polluted land in sg is in the east. Somehow this was the result of a study made years back. It seems that most industries are very compliant, spending millions to ensure their discharge are within spec. They have no choice because the fines are huge. However you can't say the same for vehicles on expressways, ships anchoring off the east coast and jets using changi airport.
FTs: this is one negative part. Their hostels are here. FTs would usually hang around the foot of JW blocks to drink. You wouldnt want your daughters or wives to come back late alone. better complain to cedric white-horse fool to do something here.

I got a flat in JW.
Is that really coco smell? smells more like sulphur to me. i guess its seasonal like what the have mentioned. I dun find JW is too far away lah. I kind of like the place, mine is >10mins walk to the mrt so quite ok.
yeah, the 'coco' smell is terrible. regarding the metal birds, *sigh* - can be damn annoying - especially when u r on sick leave and trying to catch some sleep. but still can tolerate lah, just curse and swear a while and it will be over!
but overall i find JW not bad, away from the current trend of Sengkang or Punggol where most my friends live now.
Agree with Xcert. There are many ah neh there - I am not a racist but it can be rather dangerous sometimes. ah nehs like to drink at the 24hrs kopi shop. can get quite rowdy if they gets drunk.
I do hope they built the mrt line straight and get rid of my block! -

Airliners burn a kerosene like fuel and are also flying along the least populated paths, throttles are at mimimum and they are practically gliding down, those taking off are flying away from populated areas towards open seas. Expressways also run from East to the West and no prizes for guessing which end of the expressways have the most number of heavy vehicles going to the second link and heavy industrial areas.
Just spend any day in the West and your car will be covered in soot, if it rains check out the huge water stains, all kinds of chemicals mixed in, instantly etching the car paint. Come to Tuas and visit National Steel at Tanjong Kling, on some days when you park your car there, you can actually see the ash accumulation.
Has the lamp ever parked his car near the shipyards in Tuas? they sand blast the old paint and spray back new paint on huge tankers....want a new paint job for your car and lungs? come to Tuas, can you also imagine the fine sand blast shot particles which travel in the air? they go a long way and end up in JW homes. I spent a few nights in West Coast hill in 1995 and the next morning I could see a layer of dark soot covering the park benches, thanks to the petrochem plants belching out their worst in the dead of night. The lamp must be mad or delusional and has obviousiy never been to the West and could he also quote the kindergarten study he did? -

It is almost impossible to get 4 rm flat directly from HDB given the small number released which account less than 10% of the total. I would still advise u guys not to buy resale ..the price is just not worth it.. 4 room resale flat can cost more than 200K to 300K depending on location whereas a new 5rm flat(lower floor) in CCK near MRT costs less than 200K.

If you look hard enough, you will find many resale flat selling at lower prices. People faced troubles and difficulties and for their own reasons need to sell their flat fast. In Bedok, you can bargain a 3-room flat down to its lowest possible, and in Tampines, the 5 room flats there are going for a sale. Look harder, and for a slight premium as compared to your JW flats, you will get to enjoy the eastern part of Singapore, the Sun, the sea and the beach.
I had lived in the west, and the north end of Singapore. Since I moved to the East I no longer want to move back to the polluted West and the boring north anymore!

A 200sqft terrace house with round the clock sedurity costs you less than S$100k with club facilities is common nowadays in JB .why not get a weekend house there while simply rent a smaller flat as shelter during week days only This will solve you housing problem and long term commitment avoided .But instead buy a decent car to move around and pay for the second link toll.Living in stifle HDB pigeon hole only make your shorten your lifespan and unhealthy -
