Punggol 21 - big vision ,big plan but for whom?

How will singaporeans benefit except for higher conservancy charges to maintain the punggol 21 district?
I do doresee that only FT will be attracted there due to the waterfront home concept

$50K flats sold for $250K ....so what?
There is nothing these people can do but just wait another 10 years. The Ponggol 21 is just hype, if you fall for it too bad. Just like Swiss Standard of living, keep waiting ...keep waiting...
This is how those who queue for 5 years got their Punggol flat:
1) 1994-1995, Queue for Nort East region HDB (include Sengkang, Hougang and Punggol)
2) Queue assigned but the number didnt move as Punggol is still a dead land
3) 1997, Queue assigned to Punggol Newtown, and the first batch of queue number start to move, flats got booked
4) 2000, First Punggol HDB readied with much fanfare.
5) 2001, the last batch of people queueing got assigned a flat and they booked on flat at high price
6) 2001, Economic slump, slower housing growth
7) 2003, the last batch of people queing moved into their flat when the property prices had dropped 30%
Hence the 5 yrs wait, plus 3 years of building. In all 8 years of waiting before moving in.
If they have booked a Seng Kang flat, it is a different story
1) 1994-1995, Queue for Nort East region HDB (include Sengkang, Hougang and Punggol)
2) in 1997 booked a flat at moderat price
3) in 2000, move into flat flat property prices is at the highest
If those people moved into their new flat and at the same time selling their old resale flat if any, the price difference will make those punggollians like idiot compared to those who choose sengkang. -
Punggol is indeed like a ghost town, literally. Its still infested by wandering spirits. Due to these "disturbances", there's a high ratio of family breaking up, healthy folks falling sick & couples on the brink of separation.
Its not the lack of amenities, c'mon. Sengkang is just 5mins drive away.
No wonder it's still a dead town.
Look no further. Have anyone ponder about why URA wanted to preserve the Matilda House? (The run down Malay bungalow nearer to Punggol Mrt station)

I left Singapore in 1995 for the US and since never returned at most during transit i got to look aound my old HDB estate in Ang Mo Kio.
Then read that this Sungei Punggol area was to be developed n a grand way in the late 90s
Back during my time in the 80s if u remember East Coast had the same concept. -

Who is going to foot the bill of this project?
Might better remain as ulu town. If singaporean dont grab those flats, the FT will. In the long run it benefits them only. -

What i meant was how much did a 586 computer 10 years ago cost?
Owning it was considered high tech yes?
Just see how much a few gigs computer costs now - dirt cheaper than the 586 ever costed. As technology advances and the world finds it easier to achive infrastructure, transport and manufacturing, costs will go down... -

who may be the potential buyers? What is the economic climate now?
Buying a big house is not the issue really. As an asset it should have a value to make profit in the long run yes particularly with property that is the norm.

Waterfront homes are popular and usually command a price premium. However, they face the risk of losing the sea view or access to the sea whenever there is any new development between the existing property and the sea.
Over the past three decades, land reclamation has expanded the coastal land mass and changed the coastline of Singapore significantly. So what is the impact on the price of a waterfront property when the sea view is lost?
A recent example is The Bayshore, a 30-storey condominium development located near the East Coast Park. Residents in the 1,038-unit project used to enjoy sea views. However, when the 30-storey Costa del Sol - a came up next door, The Bayshore lost its views. As a result, prices of the units have since dropped.
From 1995 to 1999, homes in The Bayshore had an unobstructed view of the sea. The rate of change of the transacted prices of units in The Bayshore was an average 5.5 per cent higher than the price index of condos in the eastern region of Singapore.
From 2000 onwards, when it became clear that The Bayshore would lose its sea view as the construction of Costa del Sol proceeded, the transacted price of units in The Bayshore began to drop at a faster rate than the price index.
From the first quarter of 2000 to mid-2004, the price index of condominiums in the eastern region fell 25.5 per cent, while transacted prices of The Bayshore dropped by a steeper 35.7 per cent. Correspondingly, the average rate of price decline of The Bayshore is 7.2 per cent greater than the fall in the price index over the same period.
Therefore, based on the The Bayshore example, it appears that condominiums with a sea view enjoy a price premium. But if the sea view is lost, not only is the premium wiped out, the price of the property suffers a greater rate of decline than the average market prices of other condominiums in the area. -

I dont know but the plan should go on if punggol want to be success. Like i said nobody will want to stay in a ulu place like there.
