Cost of flats in Senkang/Punggol

Correct but you forget to add there is one air raid shelter room that eat into your floor space. Most ppl use it as store room
For older flat 5 room it is 4 bedrooms, 1 living room, and 1 dining room and a store room that eat outside of the flat so make your flat look bigger. Difference of 1 bedroom is big difference leh based on the price you are paying.
The air raid shelter room is so useless until really got war then can use?
Sengkang 5 room is abt 110 - 118 sq m ? Older 4 room has close to that dimension and the 5 room are 125 - 130 so go figure. Sengkang,Punggol ideal for young couple but will be crowded once got babies and then parents move over cuz not enuff room to spare. -

I am assuming that the shelter should be left standing should other parts of your house be totally destroyed. So there will be "sticks" jutting out of the rubble from the first floor all the way up to the top of the flat. -

dont make sense to me....If u want to be safe then must have jet pack when smething happen u can fly like the rockeeteer. -
depending whether u are asking for 4 rooms or 5 rooms.
4 rooms now range around abt $165k - $220k (depend on area)
5 rooms about $185k - $250k (depends on level and area)
SK has alot of EA flats left over, shld be around $275k - $300k+++
Can't remember all the figures though.
Cos I know punggol recent BTO is around $185k - $210/220k
Buangkok was around $180k - $200k -

Be aware of all those pricing you see here. Sometimes those flats are further away from mrt/lrt or shopping mall. So everyday go work muz take feeder bus. Whole family then 10 yrs the transport cost is same as paying more to get one flat near to mrt/lrt.
And also muz see low floor or high floor and see the floor area. Sometimes the advertised floor area big but go up and see very small due to the cutting or design of the flat.
And also muz see got sunlight shine on room or not else very hot or very windy. And also muz see flat inside dark or very bright or airy or stuffy or ceiling on top got crack.
And also muz see got coffeeshop? Cannot be too near cuz very noisy and got the zhi char stall oily smell. And also see izit along corridoor where ppl will walk past your flat or issit at the corner more private. And also muz see look opposite can see next block very near? No privacy.
There are more other factors involved so don't just look at pricing alone -

165K sounds like the 4-room flat on the 2nd floor directly above the pump room.
